Check the HOA before you check the prices
This is the step that costs Boise homeowners money, and it is unique to how fast the Treasure Valley was built. Subdivisions that went up across Meridian, Kuna, Star and south Boise in the last fifteen years usually carry CC&Rs that specify garage door style, panel pattern, window layout and sometimes colour.
The practical effect is that your choice is often narrowed before price enters it. A carriage-house look with windows is a different bracket to a plain flush steel door, and finding that out after the deposit is worse than finding out now. Pull your CC&Rs, or ask a neighbour who replaced theirs recently what got approved.
Insulation Here Is About Summer, Not Winter
